Desertion of urban centers and housing typology: land market in Curitiba

Abstract

During the last decades, urban central areas in Brazilian cities have loose permanent population. In this article we argue that, beyond questions of incompatible urban design, of obsolete infrastructure or of new forms of economic production for which central areas are not compatible, there are more "domestic" causes like the constitution and the necessities of the families for which the apartment typology in downtown are not well fitted. To analyze this hypothesis, we explore the dynamics of the real estate market of the center area of Curitiba, Brazil, in comparison with new neighborhoods with the same socioeconomic profile and similar real estate values. Based on demographic and real state data, we conclude analyzing the factors that had led to the emptying of the central area of the city and that can influence in its recovery
